Industries We Serve

A response SLA in writing

Service requests answered within 24 hours and bed bug treatments started within 48 — guaranteed in your contract, not promised on a phone call. If we miss the window, that visit is free.

Audit-ready documentation

Every visit generates a digital service report — findings, photos, products applied, follow-up date. Drop it straight into your NSPIRE, REAC, or ownership reporting file.

One per-door price

A flat monthly rate per unit across your entire portfolio. One contract, one account manager, one invoice — whether you run 3 properties or 30.

Techs residents let in

Licensed, uniformed, background-checked technicians trained for occupied-unit work. Fewer refused entries, fewer complaints, better reviews.

Building-wide IPM, not spot spraying

We inspect adjacent units, treat the source, seal entry points, and monitor — so the same building isn't back on your work-order list six weeks later.

A person, not a call center

Your account manager answers the phone and knows your buildings by name. Local ownership, local crews, decisions made in Cleveland — not a national queue.

How Portfolio Onboarding Works

From first walk-through to fully protected in under two weeks.

Portfolio Assessment

We walk your properties, review pest history and work orders, and identify hot spots — at no cost and no obligation.

One Plan, One Price

You receive a written program: per-door pricing across the portfolio, service calendar, SLA terms, and escalation contacts.

Knockdown & Stabilize

Active infestations are treated first. Building-wide inspections establish a baseline for every property in the contract.

Protect & Report

Scheduled IPM visits keep pressure down. Every visit emails a documented report to your team — automatically.

The Olympian Service Guarantee

We put our response times in the contract. Nobody else in Cleveland does.

National brands route you through call centers. Small operators disappear in busy season. Our SLA is written, measured, and backed by a simple penalty: if we miss the window, the visit is free.

  • 24-hour response to any service request, portfolio-wide
  • Bed bug treatment started within 48 hours of confirmation
  • Digital service report delivered same day, every visit
  • Dedicated account manager with a direct line
Service Level Agreement Exhibit B

§4Failure to meet §1 or §2 entitles Client to that service visit at no charge.

A letter to Cleveland property managers

Before you renew your pest contract, ask your vendor three questions.

One: Will you put your response time in writing — with a penalty you pay when you miss it?

Two: After every visit, will I receive a report I can hand an NSPIRE inspector — findings, photographs, and the products applied?

Three: Will my site managers have the direct number of the person who actually services their buildings?

We built Olympian because, in Cleveland, the honest answer to all three is usually no. The national brands route you through call centers and rotate technicians. Too many local operators treat the unit that complained, skip the three units around it, and mail an invoice with no record of what was done. Six weeks later the same building is back on your work-order list — and this time the resident posts photos.

So we wrote our answers into the contract: 24-hour response. Bed bug treatment started within 48 hours. A documented report after every single visit. Miss the window, and the visit is free. It is remarkable how well a company performs when its guarantee costs it money.

We will not be the cheapest bid you receive. We will be the one that answers the phone. If that difference is worth fifteen minutes, walk one of your toughest properties with us. The assessment costs nothing, and the written program we leave behind is yours to keep — whether you hire us or not.

What Portfolio Operators Say

Judged by the people judged on occupancy.

They treated a bed bug incident across three adjacent units the same week it was reported, and I had the documentation in my inspection file before the inspector arrived. That has never happened with a national vendor.

One invoice for eleven properties, and my site managers all have the account manager's cell number. Our pest-related work orders dropped by more than half in the first year.

The per-door pricing made budgeting simple, and ownership stopped asking me about pest complaints because there weren't any to ask about.

Questions Property Managers Ask

Straight answers, before you ever get a quote.

How does per-door portfolio pricing work?

After the free assessment, we quote a flat monthly rate per unit that covers scheduled IPM service, common-area treatments, and standard service calls across every property in the agreement. Specialty treatments like bed bug heat remediation are quoted per event at pre-agreed contract rates, so there are never surprise invoices.

Can you support NSPIRE / REAC inspections for affordable housing?

Yes. Every visit produces a time-stamped digital report with photos, findings, and materials applied. Before a scheduled inspection we can run a pre-inspection pest sweep and provide a portfolio-level activity summary for your compliance file.

What happens when a resident reports bed bugs?

Your site manager submits the request by phone, email, or portal. We inspect the reported unit and all adjacent units within 24 hours, confirm activity, and begin treatment within 48 hours of confirmation — with prep instructions provided to residents in English and Spanish.

Do we have to switch the whole portfolio at once?

No. Many clients start with their two or three toughest properties. Once you've seen the response times and reporting, we'll fold in the rest of the portfolio at the same per-door rate — mid-contract onboarding of newly acquired properties is included.

Are your technicians safe to send into occupied units?

Every technician is licensed by the Ohio Department of Agriculture, background-checked, uniformed, and trained specifically for occupied-unit protocol: knock-and-announce procedures, respect for belongings, and discreet equipment. We carry full general liability and workers' compensation coverage, and COIs are provided at contract signing.

How fast can service start?

The portfolio assessment can usually be scheduled within 2–3 business days, a written program follows within 48 hours of the walk-through, and initial knockdown service typically begins the following week.
