We inspect the reported unit plus all adjacent units (side, above, below) within 24 hours, confirm activity, and begin treatment within 48 hours of confirmation. Clients choose between whole-room heat remediation for severe activity or conventional treatment programs with follow-up verification at 14 and 28 days. Residents receive clear prep instructions in English and Spanish, and your team receives a documented report at every stage — evidence for inspections, ownership, and if it ever comes to it, disputes.

Cockroach Elimination
German cockroaches thrive in Northeast Ohio's older housing stock, and spot-spraying one kitchen at a time only moves them next door. Our elimination programs use crack-and-crevice gel baiting, insect growth regulators, and vacuum removal — followed by building-wide monitoring stations to verify the population is actually gone.
Where sanitation or structural conditions are feeding the problem, your report says so, with photos — giving your maintenance team an exact fix list and giving you a paper trail that the issue was professionally managed.

Rodent Control & Exclusion
Every October, mice move into Cleveland buildings — unless the buildings are sealed. We combine interior trapping and monitored exterior bait station networks with the step most vendors skip: physical exclusion. Our technicians locate and seal entry points with rodent-proof materials, from foundation gaps to utility penetrations.

Scheduled IPM Service
Integrated Pest Management is the preventive backbone of every portfolio contract. On a monthly or quarterly calendar, technicians inspect and treat common areas, trash rooms and chutes, laundry rooms, basements, boiler rooms, and building exteriors — catching pressure before residents ever see a pest.
IPM means we treat causes, not just symptoms: monitoring, sanitation findings, exclusion recommendations, and targeted product application only where activity justifies it. It's safer for residents, better for audits, and the reason our portfolio clients see work orders fall year over year.

Unit Turnover Treatments
Vacancy days cost money, so turnover treatments run on your make-ready schedule, not ours. When a unit goes vacant, we inspect and treat as part of your turn checklist — coordinated directly with your maintenance supervisor.
Each treated unit receives a dated turnover report you can attach to the lease file: the unit was professionally inspected and treated before move-in. It protects the resident experience and protects you if a new tenant claims a pre-existing problem.

Stinging Insects, Ants & Wildlife
Seasonal pests flood maintenance lines every spring and summer: wasp nests over entryways, pavement ants in ground-floor units, carpenter ants in older wood-frame buildings, and the occasional raccoon or squirrel in an attic or crawl space.
